A concrete-frame block half taken down, floors stripped to the slab, while a high-reach boom sprays water to keep the dust down

Make room for the next London.

Soft strip, structural demolition and site clearance across London and the South East. Planned top-down, run clean and handed back level — with the paperwork to prove it.

Every new building starts with a careful ending.

London City Demolition is a demolition contractor based in Bexley, south-east London. We strip out, take down and clear sites for main contractors, developers and property owners — from offices in the Square Mile to garage blocks on the Kent border.

We take buildings apart in reverse: services off, fit-out out, then the structure floor by floor from the top. It takes longer to describe than knocking a building over. On the day it's quicker, because nothing happens that we hadn't planned for.

  • Top-downOne floor at a time, behind sheeting, with water on every cut.
  • SegregatedConcrete, metal, timber and glass leave site in separate loads.
  • One contactThe person who prices your job is the person who runs it.

Four workpackages.

Take one, or hand us the whole sequence from strip-out to a level slab. Same crew, same programme, one point of contact from first survey to final waste report.

  1. 01

    Survey & plan

Measured survey, a refurbishment & demolition asbestos survey by an accredited surveyor, a structural review and service records. Then the demolition plan, method statement, programme — and the Section 80 notice to the council.
  2. 02

    Soft strip

Glazing, ceilings, partitions, floor finishes and plant come out first and leave in separate streams. What's left is a bare frame that's safe to take down.
  3. 03

    Take down

Top-down, one floor at a time, behind scaffold and sheeting, with water suppression on every cut. Machines are sized to the slab — not the other way round.
  4. 04

    Clear & hand over

Ground slab and foundations broken out, concrete crushed to recycled aggregate, the plot levelled. You get a clean site, a waste report and photos of every stage.

In London, demolition happens three metres from somebody's kitchen window. These are the rules every one of our sites runs by.

Three operatives in hard hats and hi-vis check measurements on a blockwork wall

Planned before anyone picks up a tool

Surveys, temporary works and the method statement are agreed before we mobilise, then walked through with the crew on site. If the plan changes, the paperwork changes first.

Dust and noise stay inside the hoarding

Water suppression on every cut, sheeting on the scaffold, pulverisers instead of breakers wherever we can, and monitors at the boundary. Working hours agreed with the borough — and kept.

Carded crews, CDM by the book

Every operative holds a valid CSCS or CCDO card. Daily briefings, permits for hot works, exclusion zones on every lift.

Neighbours hear it from us first

Letters before we start, a named contact on the hoarding, wheel washing on the way out and a swept road at the end of every shift.

Tight sites are the normal ones

Terraces, party walls, live buildings next door, no room for a crane. We lift compact machines onto the slab and work down from there.
