The short version

  • The website gives general information. Your price, scope and programme are what's in your written quote.
  • We survey before we price, and we don't start until the asbestos survey, notices and permissions are in place.
  • Anything unexpected that changes the work — hidden asbestos, buried obstructions — is priced and agreed in writing before we carry on, unless safety can't wait.
  • Materials leave site lawfully and on paper. Anything you want to keep must be listed before we start.
  • If you're a consumer, your statutory rights are unaffected, including a 14-day right to cancel where it applies.

Part A — Using this website

1Who we are

This website, londoncitydemolition.co.uk, is run by London City Demolition Ltd (“we”, “us”), a private limited company registered in England and Wales, company number 16773438, registered office 9a Dartford Road, Bexley, England, DA5 2BH. Email info@londoncitydemolition.co.uk, telephone 07917 192357.

By using this website you accept part A of these terms. Part B applies when you ask us for a quote or engage us to carry out work.

2Using this website

You may use this website for lawful purposes only. You must not try to gain unauthorised access to it or the server it runs on, introduce malicious code, or copy substantial parts of it for commercial use without our permission.

3Information on this website

The information on this website is general. It isn’t a quote, and it isn’t legal, planning, structural or health and safety advice for your particular site. Examples, timescales, quantities and figures — including the animated example on our home page — are illustrative. We try to keep the site accurate and up to date, but don’t promise that it always will be.

4Content and photographs

The text, design, graphics and code of this website belong to us or our licensors. Photographs are used under licence from their photographers via Unsplash and illustrate the type of work we do; they are not necessarily of our own projects. You may view and print pages for your own use, but not reuse our content commercially without permission.

5Links and availability

Links to other websites are provided for convenience; we aren’t responsible for their content or privacy practices. We may change, suspend or withdraw this website at any time. To the extent the law allows, we aren’t liable for any loss caused by using, or being unable to use, this website. How we handle personal information is explained in our privacy policy.

Part B — Working with us

6Your contract with us

  • Your contract with us is made up of our written quote, the scope and method described in it, and these terms. If they conflict, the quote takes priority over these terms.
  • Quotes are valid for 30 days unless they say otherwise, and are based on our site visit and the information you give us.
  • The contract starts when you accept the quote in writing (email is fine) or tell us to start work.
  • If you’re a business, these terms apply instead of any terms you send us, unless we agree otherwise in writing.

7Surveys and information

Please give us all the information you have about the building and site: drawings, previous surveys (especially asbestos surveys), known hazards, buried services, structural concerns, parts that must be kept, and access restrictions. Our price and method rely on it. If information you give us turns out to be wrong or incomplete, any extra work is a variation under clause 13.

8Asbestos and hazardous materials

  • No strip-out or demolition starts until a refurbishment and demolition asbestos survey covers the areas being worked on. If you don’t have one, we can arrange it.
  • Licensable asbestos is removed only by an HSE-licensed contractor, before the works in that area begin.
  • If we find suspected asbestos or other hazardous materials that the survey didn’t identify, we stop work in that area, make it safe and tell you. Testing and removal are a variation under clause 13, and the programme is extended accordingly.

9Permissions and notices

  • You are responsible for planning permission or prior approval for the demolition, listed building consent where needed, party wall notices and awards, and any consent from landlords, freeholders or lenders — unless our quote says we will deal with them.
  • We are responsible for the Section 80 demolition notice to the local authority, and for a Section 61 application where our quote includes it.
  • We won’t start work until the permissions and notice periods that apply have been obtained or have run. Delays caused by them are covered by clause 12.

10Site, access and services

  • You must give us safe access to the site on the agreed dates, with the building empty of people, contents and goods unless the quote says we will clear them.
  • Gas, electricity, water and telecoms supplies must be disconnected and confirmed dead before structural work starts. If our quote includes arranging disconnections, utility companies’ timescales are outside our control.
  • You must tell us about anything we need to protect or keep: trees, boundary walls, retained structures, neighbours’ fixings.

11Health and safety (CDM 2015)

The Construction (Design and Management) Regulations 2015 apply to our work. As client you have duties under them, including providing pre-construction information and, for notifiable projects, notifying the HSE (form F10). We act as contractor, or as principal contractor where appointed in writing, and prepare the demolition plan, construction phase plan and risk assessments and method statements. Our site rules apply to everyone on site, including you and your visitors.

12Programme and delays

Programmes in our quotes are our best estimate. We’ll keep you informed and do what we reasonably can to keep to them, but we aren’t responsible for delays caused by things outside our control — for example severe weather, utility companies, local authority or HSE requirements, undisclosed hazards or obstructions, access being unavailable, or late permissions. Where that happens, the programme is extended by a fair amount, and reasonable extra costs are a variation.

13Variations

If you ask for changes, or the site turns out to be different from what we could reasonably expect from our survey and your information, we’ll explain the effect on price and programme and get your written agreement before doing the extra work. The only exception is work needed straight away to keep people or property safe, which we’ll tell you about as soon as possible.

14Materials, salvage and waste

  • Unless the quote says otherwise, materials arising from the works become our property, and our responsibility, once they are removed from the structure. Any salvage value is reflected in our price.
  • If you want to keep anything — fireplaces, bricks, stone, fittings — list it before we start, and we’ll set it aside.
  • We handle waste under our duty of care: it is segregated, carried by registered waste carriers to permitted facilities, and documented. On request we provide tonnages and recycling rates by stream at handover.

15Neighbouring property

Before work starts we record the condition of neighbouring buildings that could be affected. If our work damages neighbouring property, we will put it right or pay for the repair. This doesn’t cover damage caused by the condition of the neighbouring property itself, or by work carried out by others.

16Price and payment

  • Prices exclude VAT unless stated. VAT is charged at the applicable rate where we are VAT-registered.
  • For short jobs we invoice on completion. For longer projects we apply for payment monthly, against the work done.
  • Where your contract with us is a construction contract under the Housing Grants, Construction and Regeneration Act 1996, its payment rules apply: we issue a payment application, payment is due on receipt, and the final date for payment is 14 days after the due date, unless the quote says otherwise. If you intend to pay less than the amount applied for, you must give a pay less notice in time.
  • Business clients: if payment is late, we may charge interest and compensation under the Late Payment of Commercial Debts (Interest) Act 1998, and, after giving 7 days’ notice, suspend work until we are paid.
  • Consumers: unless the quote says otherwise, payment is due within 14 days of our invoice. We may ask for a deposit, which the quote will state.

17Cancelling

  • Consumers. If you agree the contract with us away from our office (for example at your home or site) or at a distance (by phone or email), you can cancel within 14 days of entering into it without giving a reason, under the Consumer Contracts Regulations 2013. If you ask us to start work within those 14 days and then cancel, you pay for the work done up to the cancellation. Once the work is complete, the right to cancel ends.
  • Business clients. You can cancel by written notice. You pay for work done, costs we have committed to (such as plant hire, surveys and specialist subcontractors) and reasonable costs of leaving the site safe.
  • We may end the contract by written notice if you don’t pay sums that are due after a reminder, or if we can’t continue lawfully or safely for reasons outside our control. We will always leave the site safe.

18Insurance

Throughout the works we maintain employer’s liability insurance, as the law requires, and public liability insurance. Certificates are available on request. You are responsible for insuring the building and site itself, and anything you keep there, unless the quote says otherwise.

19Our liability

  • Nothing in these terms limits liability for death or personal injury caused by negligence, for fraud, or for anything else that can’t be limited by law.
  • Business clients: we aren’t liable for loss of profit, revenue, use or opportunity, or for indirect or consequential loss. Our total liability under or in connection with a contract is limited to the greater of the contract price and the amount recoverable under our insurance for the event.
  • Consumers: we are responsible for loss you suffer that is a foreseeable result of our breaking this contract or failing to use reasonable care and skill. Your statutory rights, including under the Consumer Rights Act 2015, are unaffected.

20Complaints and disputes

If something isn’t right, tell your site contact or email us — we’ll acknowledge your complaint within 2 working days and aim to resolve it within 14 days. For construction contracts, either party may refer a dispute to adjudication at any time under the Housing Grants, Construction and Regeneration Act 1996.

21General

  • We may use subcontractors for parts of the work and remain responsible for their work.
  • If any part of these terms is found unenforceable, the rest still applies. A delay in enforcing a right doesn’t waive it.
  • Nobody other than you and us has rights under the contract.
  • These terms and any contract under them are governed by the law of England and Wales, and the courts of England and Wales have jurisdiction. If you’re a consumer living in Scotland or Northern Ireland, you may also bring proceedings in your local courts.
